We had to ad flashing to the roof, and repair the chimney. Flashing is a special adhesive tar which is applied to the edges of the roof where the roof connects with the walls. Flashing protects the roof from heavy rains from seeping through the cracks of the roof.

Thanks for giving us an update, Goldkat. It's really a must for every homeowner to go through the inspection period and repairs with their house before listing it, especially with the roof. It's one of the most important things to inspect because it protects the entire house, so it has to pass muster with both the buyer and their inspector.

It is the responsibility of every homeowner to maintain the quality of their roof, and the entire house as well. By the way, didn't you notice beforehand the problem with your roof? Having it repaired or replaced will surely make the selling process easier. Of course, home buyers would always prefer to purchase a house with a quality roof.

I assume this house is sold by now. It's great that you have it repaired before putting it in the market. From what I know about flashing, I think it is also known as waterproofing— the part of construction process to be installed at the intersection of wall and roof seal to prevent water leaks.
